Urban regeneration promises growth but often fuels gentrification, displacing residents and eroding identity. In Denver’s north side, where the Latinx share fell from 70% to 35%, this project proposes “Twist Gentrification”: a phased, adaptive, inclusive framework balancing development with resilience. Strategies span observation, safeguarding, regeneration, flexible growth, and rewilding–retrofit–reactive tactics. Tools include housing protection, environmental repair, small business support, and cultural vitality. The model promotes cyclical, equitable, and replicable urban change.
