Prominently located over a full city block, along one of the busiest streetscapes in Boston, Van Ness is an 870,000-square-foot mixed-use development featuring a four-floor retail podium that includes a new 175,000- square-foot CityTarget, 29,000 square feet of ground-level shops and restaurants, a 116,160-square-foot residential tower with 172 apartments, and a 239,000-square-foot commercial office tower. Elkus Manfredi created an urban oasis for the residents of Van Ness, emphasizing the connection to the outdoors and the nearby Emerald Necklace, the legendary string of Boston parks designed by Frederick Law Olmsted. One of the first things tenants see as they enter the residential tower is a leafy, fern-bedecked green wall in the lobby, which fully expresses the sensibilities and lifestyle of “living green.” At the fourth and fifth floors, a two-tiered terrace occupying the full depth of the block sits between the residential and office towers. Landscaped with lush trees and shrubs, the terrace is accessible to residents at one level and office workers at the other, providing views and outdoor space to users of both buildings. A second rooftop residential deck is equipped with large seating and lounge areas with spots for grilling and sunbathing.
